      Before you ask

      • Do I pay you anything?

        No. Tenants use PhilRoom for free. Our fee comes from the owner, and it is never added to your rent.

      • How much do I need up front?

        It depends on the owner. Two months deposit plus one month advance is common, but some ask for twelve post-dated cheques. Every listing shows its own terms before you contact us.

      • Do I get the deposit back?

        Yes, once the lease ends. It is usually settled within 30 to 60 days, less any unpaid utilities or damage. What can be deducted has to be written into the contract — we check that with you before you sign.

      • What else do I pay every month?

        Electricity, water and internet are normally billed to you separately. With heavy aircon use, power alone can reach 10–20% of your rent. Condo association dues are usually the owner’s, but not always — each listing says which.

      • How furnished is furnished?

        Three levels. Fully furnished means bed, sofa, fridge and washer are in — you arrive with a suitcase. Semi-furnished is usually built-in closets and a kitchen. Bare is an empty unit. Each listing states which, and you can filter for furnished only.

      • What language is the contract in?

        English — that is the norm in the Philippines. We go through it line by line with you in your own language before you sign.

      • Can a foreigner sign a lease here?

        Yes. Some owners accept a passport, others ask for an ACR I-Card. We confirm which one applies before you view the place.

      • Do I have to fly over to see it?

        No. We can send a video walkthrough, or visit on your behalf and answer your questions from the unit.

      • What is the shortest stay?

        It varies. Some units take one to three months, most prefer six or twelve. You can filter by short stay.

      • Can I keep a pet?

        In condos the building rules come first, and many do not allow it at all; where they do, there are size or count limits. In villages and apartments it is the owner’s call. Tell us what you have and we will only show places that take it.

      • What if nothing matches what I want?

        Tell us your budget, area and move-in date and we will go find one and come back to you. You can ask for an area that is not on the list yet.
