Before you ask
Do I pay you anything?
No. Tenants use PhilRoom for free. Our fee comes from the owner, and it is never added to your rent.
How much do I need up front?
It depends on the owner. Two months deposit plus one month advance is common, but some ask for twelve post-dated cheques. Every listing shows its own terms before you contact us.
What ID do I need?
One government-issued ID is the normal minimum — National ID, UMID, driver’s licence, passport or postal ID. Some owners ask for two, or for a second ID from whoever co-signs with you. We confirm which applies before you view, so nothing new comes up at the signing.
Do I need a payslip or a certificate of employment?
It depends on the owner. Many small landlords ask only for a valid ID. Larger buildings and gated villages usually want proof of income — a payslip, a certificate of employment, or business papers if you work for yourself. Ask us and we will check with the owner before you view.
Can I pay the deposit in parts?
Some owners agree, most want it in full at signing. It is the owner’s call, not ours — we can ask on your behalf and tell you the answer before you commit. Every listing shows the deposit and advance up front, so the number is never a surprise.
Do I get the deposit back?
Yes, once the lease ends. It is usually settled within 30 to 60 days, less any unpaid utilities or damage. What can be deducted has to be written into the contract — we check that with you before you sign.
What else do I pay every month?
Electricity, water and internet are normally billed to you separately. With heavy aircon use, power alone can reach 10–20% of your rent. Condo association dues are usually the owner’s, but not always — ask us and we will confirm it for that unit before you view.
Are electricity and water on their own meter?
It varies by unit. Some have their own Meralco and water meters and you are billed directly. Others are on a submeter, where the landlord reads it and bills you — in that case ask what rate per kilowatt-hour they charge, because it is not always the utility rate. Ask us and we will confirm with the owner.
How furnished is furnished?
Three levels. Fully furnished means bed, sofa, fridge and washer are in — you arrive with a suitcase. Semi-furnished is usually built-in closets and a kitchen. Bare is an empty unit. Each listing states which, and you can filter for furnished only.
What is the shortest stay?
It varies. Some units take one to three months, most prefer six or twelve. You can filter by short stay.
Can I keep a pet?
In condos the building rules come first, and many do not allow it at all; where they do, there are size or count limits. In villages and apartments it is the owner’s call. Tell us what you have and we will only show places that take it.
What language is the contract in?
English — that is the norm in the Philippines. We go through it line by line with you in your own language before you sign.
Can a foreigner sign a lease here?
Yes. Some owners accept a passport, others ask for an ACR I-Card. We confirm which one applies before you view the place.
Do I have to fly over to see it?
No. We can send a video walkthrough, or visit on your behalf and answer your questions from the unit.
What if nothing matches what I want?
Tell us your budget, area and move-in date and we will go find one and come back to you. You can ask for an area that is not on the list yet.
